Open Meeting:   Chairman Slutzky opened the workshop meeting at 6:00 PM

Workshop on potential updates to Village of Hunter Zoning Law:

Zoning Map Changes:

Chairman Slutzky reviewed with Helen Budrock the appropriate zoning district designations for various parcels located between Scribner’s Catskill Lodge tax map #164.15-1-12 and Scribner’s Catskill Lodge tax map # 164.16-1-9, all of which are located in the Village Residential District. H. Budrock advised she will revise the new zoning district map for the next workshop meeting.

Permitted Use Changes:

H. Budrock presented a proposed new section 9.9 Multiple-Family Dwellings to be added to ARTICLE 9—SUPPLEMENTARY REGULATIONS of the Village of Hunter Zoning Law. The Board reviewed each of the proposed provisions of the new section and made numerous changes, which H. Budrock will incorporate in a draft to be presented at the next workshop meeting.

The Board reviewed the Use, Area and Coverage regulations that pertain to Multiple Family Dwellings in the Gateway Business District and that would be used if this use is to be included in the Village Business District.  The Board also discussed changing the Max Lot Coverage % for Condominiums/Townhouses in the Village Business District from 60% to 70%, which would make it consistent with all the other uses in that district.

The Board discussed with H. Budrock the possibility of including language in the Zoning Law to deal with the proliferation of unsightly steel dumpsters at numerous transient rental properties in the Village. After discussion, H. Budrock said she would review the existing Village Dumpster Law and present some possible language that could be incorporated in the Zoning Law or used to amend the existing Village Dumpster Law.

The Board agreed to hold another workshop meeting with H. Budrock on October 24 at 6:00 PM.
