Open Meeting: Chairman Slutzky opened the workshop meeting at 6:07 PM

Workshop on potential updates to Village of Hunter Zoning Law:

Helen Budrock presented an updated version of the definitions document that the Board worked on at the October 24, 2024 workshop meeting. The Board reviewed the definitions for Health Spa, Commercial Event Venue and Cannabis Cultivation Facility and the proposed dimensional standards for those uses, which she had added to the bulk table.

The Board then reviewed the proposed definitions for Commercial Kennel, Glamping Resort, Tiny Houses, Child Care Facility and Recreation Facility, and determined the appropriate districts for each of these uses, whether Special Permit review would be required for each of the uses and what the dimensional standards for each of these uses should be.

Under the review of Child Care Facility, the Board agreed that Group Family Day Care Home should be included in the definition of Family Day Care Home and that “three to six children” should be revised to “three to twelve children”.

The Board agreed that the revised language that H. Budrock had previously proposed for the addition of Multiple-Family Dwellings under Supplementary Regulations in Article 9 of the Zoning Law, was good as presented.

The Board reviewed H. Budrock’s proposed definition and text of Solar Energy Systems and agreed that it should be incorporated as presented under Article 9.10 of the Supplemental Regulations of the Zoning law.

H. Budrock advised that our review of proposed changes is now complete. She said she would bring the final revised Zoning Map and revised Zoning Law text with revised tables of Schedules of Use, Area and Coverage Regulations , as agreed by the Board, to the January 23, 2025 Workshop Meeting for final review. The Planning Board will then be able to present all the proposed revisions to the Village Board of Trustees for their review and approval.

H. Budrock will also bring some sample language for a possible new dumpster law to the January meeting.
